Quick answer
There are four ways to build a 3BHK on a 30×40 site in Bangalore:
- Compact single-floor 3BHK (about 960 sq.ft): about ₹17.3–24.3 lakh, with tight rooms
- G+1 3BHK with a study (about 1,800–2,000 sq.ft): about ₹32.4–50.6 lakh, the most common choice
- Duplex 3BHK with a double-height living room (about 1,800–2,200 sq.ft): about ₹32.4–55.6 lakh
- A 3BHK on each of two floors for a joint family (about 2,000–2,200 sq.ft): about ₹36.0–55.6 lakh
For most families the G+1 3BHK is the sweet spot. It has three full-size bedrooms, three bathrooms, a ground-floor bedroom for parents, and a spare room upstairs for a home office. On the popular Luxury Home package, 2,000 sq.ft costs about ₹42.6 lakh. See the full 30x40 house construction cost in Bangalore.
Key takeaways
- One floor of a 30×40 (about 960 sq.ft) fits a 3BHK only with small rooms and one shared bathroom.
- Two floors give a comfortable 3BHK with a spare room, which is why G+1 is the standard family home on a 30×40.
- Plan a ground-floor bedroom with an attached bathroom in every multi-floor 3BHK.
- Most 3BHK homes on a 30×40 have three bathrooms; a small powder room by the living area is a useful fourth.
- All costs are civil construction on Sqft Expert packages (₹1,799–₹2,529 per sq.ft, GST included), before approvals and external works.
Which one is right for you? It depends on who will live there. Start with the comparison.

The single-floor and duplex options each have their own detailed guide, linked below. This guide focuses on the most common choice, the G+1 3BHK, and then on the joint-family option.
G+1 3BHK house plan for a 30×40 site
A G+1 3BHK on a 30×40 has about 900–1,000 sq.ft per floor. That is more than three bedrooms need, so you gain a study or family lounge. Typical room sizes:
| Floor | Space | Typical size |
|---|---|---|
| Ground | Living room | 13×15 ft |
| Ground | Dining | 10×10 ft |
| Ground | Kitchen + utility | 9×10 ft + 5×6 ft |
| Ground | Bedroom 3 (parents / guests) + bath | 11×11 ft + 5×8 ft |
| Ground | Pooja + powder room | 4×5 ft + 4×5 ft |
| Both | Staircase | About 7.5×12 ft, on a side wall |
| First | Master bedroom + bath + dressing | 12×14 ft + 5×9 ft + 5×6 ft |
| First | Bedroom 2 + bath | 11×12 ft + 5×8 ft |
| First | Study / home office | 9×10 ft |
| First | Family lounge + front balcony | 10×12 ft + 4×10 ft |
These are starting sizes, not a fixed design. See standard room sizes for the reasoning.
Notice the study? That is the real advantage of a G+1 over a single floor. Here's why it matters.
Why the spare room matters
Three bedrooms use about two-thirds of a G+1's floor area on a 30×40. The rest becomes the room families most often say they wish they had:
- Home office: a door you can close for calls, away from the living room. Many Bangalore households now need one at least part of the week.
- Future fourth bedroom: size the study at 9×10 ft or more and place it next to a bathroom, and it converts to a bedroom when the children grow up.
- Guest room or prayer room: for families with frequent visitors or a larger pooja.
If you'd rather trade that room for a tall, bright living space, the duplex version with a double-height living room is the alternative. Room sizes and staircase options are in the 30x40 duplex house plan.
Joint-family option: a 3BHK on each floor
For parents and a married child who want to live together but separately, build two independent homes: one on the ground floor and one on the first. Each floor of about 960–1,100 sq.ft takes a compact 3BHK with its own kitchen.
- Ground floor for the parents: no stairs, direct access to the garden and parking.
- Separate entrances: an external staircase on a side wall, or a common internal staircase with a door at each landing.
- Separate meters and water lines for each floor, so running costs stay fair.
- Compact rooms: the third bedroom on each floor is about 9×10 ft, and the two smaller bedrooms usually share one bathroom.
The second kitchen and the extra bathrooms add some cost compared with a single-family G+1 of the same area. The upside is flexibility: either floor can later be let out as a 3BHK. The planning points overlap with the 30x40 rental building plan.
What about a 3BHK on just one floor?
It is possible on about 960 sq.ft, but something has to shrink: the living room drops to about 11×13 ft, the dining merges into it, the third bedroom is about 9×10 ft, and two bedrooms share a bathroom. The staircase often moves outside the house. It works for a tight budget, especially if you design the foundation for a future floor. The details are in the 30x40 2BHK single floor house plan.
3BHK cost on a 30×40 site by package
For the most common option, a G+1 3BHK of about 2,000 sq.ft, GST included:
| Package | Rate / sq.ft | Approx. cost (2,000 sq.ft) |
|---|---|---|
| Dream Value | ₹1,799 | ₹36.0 lakh |
| Dream Home | ₹1,919 | ₹38.4 lakh |
| Luxury Home (most popular) | ₹2,129 | ₹42.6 lakh |
| Premium Home | ₹2,329 | ₹46.6 lakh |
| Signature Home | ₹2,529 | ₹50.6 lakh |
Civil construction only. Plan approval, compound wall, borewell, utility connections and interiors are extra. Compare specifications on house construction packages in Bangalore.
Where the rooms go: facing matters
The room sizes above stay the same whichever way the site faces. What changes is which corner gets the kitchen, the master bedroom and the pooja. For vastu placement on your site, see the east facing, north facing, west facing and south facing 30×40 house plans.
4 mistakes to avoid in a 30×40 3BHK
- All bedrooms upstairs. A ground-floor bedroom with a bathroom is the room you'll be most glad of in ten years.
- A study too small to become a bedroom. Make it at least 9×10 ft, next to a bathroom, so it can convert later.
- Too few bathrooms. Three bathrooms plus a powder room avoids the morning queue and keeps guests out of the bedrooms.
- Choosing a duplex when you may want two homes. A duplex is hard to split later. If a joint-family or rental floor is possible, plan for separate floors from the start.
