Quick answer
A single-floor house on a 30×40 site in Bangalore has about 960 sq.ft of built-up area after setbacks. That comfortably fits a 2BHK: a living room, dining, kitchen with utility, two bedrooms, two bathrooms and a pooja space, with one car parked in the front setback. A compact 3BHK is possible if the staircase is outside the house and the living room is smaller.
Construction costs about ₹17.3 lakh (Dream Value) to ₹24.3 lakh (Signature Home), or about ₹20.4 lakh on the popular Luxury Home package, GST included. Building takes roughly 5–7 months of site work. For every 30×40 configuration, see the 30x40 house construction cost in Bangalore.
Key takeaways
- 960 sq.ft fits a 2BHK with two bathrooms comfortably; a third bedroom means trade-offs.
- Single-floor homes cost more per sq.ft of living space than a G+1, because the foundation and roof serve only one floor.
- Design the foundation, columns and staircase for G+1 or G+2 now if there is any chance you will build up later.
- The roof is the hottest surface of a single-floor house. Budget for terrace heat treatment.
- A single floor is the easiest home to make fully step-free for elderly parents.
Let's start with what actually fits on 960 sq.ft.
30×40 2BHK single-floor plan: room sizes
A 960 sq.ft 2BHK on a 30×40 site typically uses these room sizes. With walls and circulation, they add up to the full footprint.
| Space | Typical size | Note |
|---|---|---|
| Living room | 12×15 ft | At the front, next to the entrance |
| Dining | 9×10 ft | Open to the living room so both feel bigger |
| Kitchen + utility | 8×10 ft + 4×6 ft | Utility on an outside wall for washing and drying |
| Master bedroom | 11×12 ft + 5×8 ft bath | Room for a queen bed and a wardrobe wall |
| Second bedroom | 10×11 ft | Children, guests or a home office |
| Common bathroom | 5×7 ft | Placed next to the master bath to share plumbing |
| Pooja | 4×4 ft | A niche in the living or dining area |
| Staircase to terrace | About 7.5×12 ft | Inside or outside; see the "build up later" section |
These sizes are starting points, not a fixed design. See standard room sizes for the reasoning, and standard ceiling height for floor heights.
What about a third bedroom?
Can you fit a 3BHK on a single floor of a 30×40?
Yes, but only as a compact 3BHK, and something else has to shrink. The third bedroom (about 9×10 ft) usually comes from a combination of:
- moving the staircase outside the house, along a side setback where the sanctioned plan allows it, or dropping the internal staircase
- a smaller living room (about 11×13 ft) with the dining merged into it
- one shared bathroom between the second and third bedrooms
The result works for a family that needs the rooms, but every room feels tight. If you need three bedrooms and have the budget, a 30x40 duplex or G+1 gives you 3–4 bedrooms with proper room sizes. All four 3BHK options are compared in the 30x40 3BHK house plan.
How the rooms are arranged
On a typical 30×40 with the 30 ft side on the road, a single-floor 2BHK is planned in two bands:
- Front setback: gate, one car, two-wheeler, the sump and a small garden strip.
- Front band: entrance, living room and pooja niche, with the second bedroom on one side.
- Middle: dining, opening off the living room, with the staircase against a side wall.
- Rear band: kitchen and utility on one side, master bedroom with attached bath on the other, and the common bathroom between them so the wet areas share one plumbing wall.
Which corner gets the kitchen and which gets the master bedroom depends on the site's facing. For vastu placement, see the 30x40 east facing, 30x40 north facing, 30x40 west facing and 30x40 south facing house plans. Each includes this single-floor layout.
Planning to build up later? Do these four things now
Most single-floor homes on 30×40 sites get a first floor within ten years. Whether that is easy or painful is decided before the foundation is poured.
- Foundation and columns for the final floor count. Tell the structural engineer whether you may go to G+1 or G+2. Adding capacity later means strengthening existing footings and columns, which is far more expensive and disruptive.
- Fix the staircase position. Put it where it will work for the upper floor. An external staircase on a side lets you rent the upper floor later with its own entrance.
- Column grid that suits the upper floor. Upper-floor rooms will sit on the same columns, so plan the grid for both floors.
- Leave service routes. A plumbing shaft, an electrical conduit and a water line run to the terrace now save breaking walls later.
Here's the thing: these add only a modest amount to today's cost. Skipping them can make the future floor impossible without major structural work. Note that any added floor must also be sanctioned, so check the FAR and height limit for your plot before you plan on it.
How much does a 30×40 single-floor house cost?
For 960 sq.ft of built-up area on Sqft Expert packages, GST included:
| Package | Rate / sq.ft | Approx. cost (960 sq.ft) |
|---|---|---|
| Dream Value | ₹1,799 | ₹17.3 lakh |
| Dream Home | ₹1,919 | ₹18.4 lakh |
| Luxury Home (most popular) | ₹2,129 | ₹20.4 lakh |
| Premium Home | ₹2,329 | ₹22.4 lakh |
| Signature Home | ₹2,529 | ₹24.3 lakh |
Civil construction only. Plan approval, compound wall, gate, borewell and utility connections are extra. Secondary areas such as parking and balconies are usually charged at a reduced rate.
One thing surprises most families. A single-floor house costs more per sq.ft of living space than a G+1, because the foundation, roof and terrace waterproofing serve only one floor instead of two. The total is still much lower, which is why many families build one floor now and add another later. For tighter budgets, see affordable house construction in Bangalore.
Keeping a single-floor house cool
In a single-floor house every room sits directly under the roof, and the roof takes the full afternoon sun. In Bangalore that is the main comfort issue. Common fixes:
- Terrace heat treatment: heat-reflective coating, weathering course or terrace tiles reduce how much heat the slab passes down.
- Ceiling height: a slightly taller ceiling lets warm air rise above head height.
- Cross-ventilation: line up windows on opposite walls through the living and dining area.
- Sunshades: chajjas over west- and south-facing windows.
- Bathrooms and utility on the west: they shield the bedrooms from the afternoon heat.
Making it elderly-friendly
A single floor is the best home for elderly parents, but only if it is step-free. Plan these from the start:
- A gentle ramp alongside the entrance steps, or a plinth design that keeps the steps to a minimum
- No level change between rooms and bathrooms (use a slope inside the shower area instead of a step)
- Doors at least 3 ft wide, so a wheelchair or walker fits through
- Grab bars beside the toilet and in the shower, and anti-skid bathroom tiles
- Light switches by the bed and night lights along the route to the bathroom
How long does a single-floor house take to build?
Roughly 5–7 months of site work, after 4–10 weeks for design and plan approval. The typical sequence is foundation and plinth (3–5 weeks), structure and roof slab (5–7 weeks), masonry, plastering and waterproofing (4–6 weeks), then flooring, doors, windows, painting and finishing (8–12 weeks). The full process is in steps to build a house in Bangalore.
