Quick answer
A 30×40 north-facing site is a 1,200 sq.ft plot with the road on its north side, so the main entrance faces north. After setbacks it gives about 850–1,000 sq.ft of built-up area per floor, enough for a 2BHK on a single floor or a 3BHK–4BHK as a G+1 or duplex. In the layout most Bangalore families ask for, the main door sits in the north-east half of the north wall, the living room and pooja are in the north-east, the kitchen is in the south-east, the master bedroom is in the south-west, and the staircase runs along the south or west wall.
Facing does not change the construction rate. A 30×40 G+1 costs about ₹32.4 lakh to ₹55.6 lakh to build in Bangalore. See the full 30x40 house construction cost in Bangalore breakdown.
Key takeaways
- North-facing sites are widely preferred in Bangalore, along with east-facing sites, for both vastu and steady daylight.
- The north-east corner falls in the front setback, so the sump and an open, light entrance zone fit there naturally.
- Park the car on the north-west side of the front setback so the north-east stays open.
- Front rooms get soft, glare-free light most of the year. The rear (south) and west walls take the heat, so the planning effort goes there.
- The layouts below are planning patterns described in words, not a drawing for your site.
Sounds simple? Mostly it is. But a couple of details trip people up, starting with which way the site actually faces.
What "north-facing" means on a 30×40 site
A site is north-facing when the road runs along its north boundary, so you walk south into the house. On most 30×40 sites in Bangalore the 30 ft side is on the road and the plot is 40 ft deep. A few layouts put the 40 ft side on the road instead, which gives a wider front and a shallower plot, and a quite different plan.
Here's the catch: many Bangalore layouts are not laid out to true north. Check with a compass at the site or the survey sketch, not the brochure. If the road side is tilted more than about 10–15° from true north, many vastu consultants treat the site as north-east or north-west facing, and the recommended placements shift.
Usable area on a 30×40 north-facing plot
| Item | Typical figure |
|---|---|
| Plot area | 1,200 sq.ft (about 111.5 sq.m) |
| Ground-floor footprint after setbacks | About 850–1,000 sq.ft |
| Planning figure per floor | About 960 sq.ft |
| G+1 / duplex built-up area | About 1,800–2,200 sq.ft |
| Car parking | One car in the front (north) setback, towards the north-west |
Exact setbacks, ground coverage and FAR come from the sanctioned plan, based on road width and the approving authority. See building plan approval in Bangalore.
So where does each room go?
Room placement in a 30×40 north-facing house (vastu)
These are the placements most commonly followed for north-facing homes in Bangalore. Vastu consultants differ on some points, so if your family follows a particular consultant, give their guidance to the architect before drawings begin.
| Space | Usual position | Planning note |
|---|---|---|
| Main door | North wall, north-east half | Avoid the far north-west end of the north wall |
| Living room | North or north-east | Right inside the entrance, with large north windows |
| Pooja room | North-east | A niche in the living room works on a compact plot |
| Kitchen | South-east (alternative: north-west) | On a north-facing plot, south-east is towards the rear |
| Master bedroom | South-west | Rear corner; plan shading for the afternoon sun |
| Second / children's bedroom | West or north-west | North-west also suits a guest bedroom |
| Toilets | West or north-west | Never in the north-east; stack them floor to floor |
| Staircase | South, west or south-west | Usually turning clockwise as it rises |
| Underground sump | North-east | In the front setback, beside the entrance; see sump size requirements |
| Car parking | Front setback, north-west side | Keeps the north-east open and light |
| Overhead tank | South-west, on the roof | Often over the staircase headroom |
Notice something? On a north-facing site, the front setback is exactly where vastu wants open space, water and light: the north and north-east. That is one reason these sites are so popular.
Layout 1: Single-floor 2BHK (about 960 sq.ft)
A single-floor 2BHK is the usual first home on a north-facing 30×40, often with the foundation designed for a floor to be added later.
- Front (north) setback: gate and car parking on the north-west side, sump in the north-east corner.
- Entrance: main door in the north-east half of the north wall, opening into the living room.
- Front half: living room across the north side with a pooja niche in the north-east, and the second bedroom with the common bathroom in the north-west.
- Rear half: kitchen and utility in the south-east, master bedroom with attached bath in the south-west, dining in the centre.
- Staircase: along the west or south wall. An external staircase on the west side keeps an upper floor separate if you plan to rent it later.
Approximate construction cost for 960 sq.ft: ₹17.3 lakh (Dream Value), ₹20.4 lakh (Luxury Home) or ₹24.3 lakh (Signature Home). Room sizes and future-floor planning are in the 30x40 2BHK single floor house plan.
Layout 2: G+1 or duplex, 3BHK–4BHK (about 1,800–2,200 sq.ft)
The most common family home on a north-facing 30×40 site.
- Ground floor: living room in the north-east, dining in the centre, kitchen in the south-east, guest or parents' bedroom with bath in the north-west, and the internal staircase on the west or south wall.
- First floor: master bedroom in the south-west, one or two bedrooms on the west and north-west, and a family lounge in the north-east with a north-facing balcony.
- Duplex option: a double-height living room in the north-east keeps that corner light and open. It uses about 150–200 sq.ft of first-floor area, roughly one bedroom.
- Terrace: overhead tank in the south-west, solar water heater on the south side for full sun, and open terrace towards the north-east.
Construction cost: about ₹32.4 lakh to ₹55.6 lakh, or about ₹42.6 lakh for 2,000 sq.ft on the Luxury Home package. Room sizes, staircase types and elevation ideas are in the 30x40 duplex house plan guide.
Layout 3: G+2 with a rental floor
Living on one floor and renting the others works well on a north-facing site because the shared entrance and staircase sit away from the north-east.
- Ground or stilt: parking at the front, north-west side. On G+2 and above, stilt parking frees the ground floor for a unit.
- Staircase: one common staircase on the west or south-west, so each floor has its own front door.
- Each floor: a 2BHK following Layout 1, with kitchens stacked in the south-east and bathrooms stacked on the west.
- Services: separate electricity meters, water storage sized for every unit, and rainwater harvesting as required by BWSSB.
Construction cost: about ₹48.6 lakh to ₹83.5 lakh for 2,700–3,300 sq.ft. Check FAR and parking rules for your plot before fixing the number of units. For unit mix, the owner's floor and a cost split, see the 30x40 rental building plan.
North-facing vs east-facing 30×40: which is better?
Both are considered good, and both cost the same to build. The difference is in light and layout.
| North-facing | East-facing | |
|---|---|---|
| Front-room light | Soft, even daylight most of the day | Bright morning sun, then shade |
| Front setback | North / north-east, which vastu prefers open | East / north-east, also preferred open |
| Kitchen position | South-east, at the rear | South-east, at the front |
| Hot walls to manage | South (rear) and west | West (rear) and south |
| Construction cost | Same | Same |
In short: pick by locality, khata, road width and price first. Facing comes after those. For the other facings, see the 30x40 east facing, west facing and south facing house plans.
Sunlight and heat: what Bangalore's sun means for a north-facing home
Bangalore sits at about 13° north of the equator, so for most of the year the sun travels across the southern sky. A north-facing front gets mostly indirect daylight, which is bright but glare-free. From roughly late April to mid-August the sun passes slightly north of overhead, and the front gets some direct early-morning and late-evening sun.
Why does this matter? Because the heat arrives at the back of the house, not the front.
- South and west walls: put the staircase, toilets and utility there where possible, so they shield the bedrooms.
- South-west master bedroom: use deeper chajjas or sunshades over west and south windows, and keep those windows moderate in size.
- Roof: heat-reflective terrace treatment or tiles make a noticeable difference to the top floor.
- North windows: they can be generous. Large north glazing brings in light without much heat.
- Solar water heater: place it on the south side of the terrace for full sun all year.
Before you finalise the plan
- Check the khata and title (A-khata vs B-khata).
- Get a site survey with the actual dimensions and the true north direction.
- Do a soil test before the structural design.
- Agree on the room list and vastu priorities as a family, then brief the architect.
- Get the plan sanctioned, and build to the sanctioned plan.
