Premium homes and villas are usually larger than a standard family home, so the built-up area moves the budget as much as the package does. The table applies each upper-tier rate to common premium built-up areas.

Civil construction only, at the stated per sq.ft rate. Approvals, compound wall, elevation execution, lift, landscaping and interiors are separate. • Floor height: all three premium packages give a 10.6 ft floor-to-floor height, which makes double-height living rooms, larger windows and false ceilings practical.
• Lift: for G+2 and above, plan the lift shaft in the structural design from the start. Lift installation is quoted separately.
• Structure and soil: larger spans, cantilevers and heavier finishes need a soil test and a proper structural design. See structural design.
• Elevation: every package includes a 3D elevation. Cladding, louvers, ACP or structural glazing are executed as a separate, itemised scope.
• Electrical: plan AC, geyser, inverter, outdoor and facade-lighting points early. Points beyond the package allowance are added as upgrades.
• Interiors: modular kitchen, wardrobes and false ceiling are a separate scope. See home interior design.

Popular upgrades on premium homes:

• Move from aluminium to UPVC windows, or to a higher UPVC track/glass spec
• Higher flooring value cap (vitrified, large-format tiles, marble, wooden)
• Higher sanitaryware / CP fittings brand and value (Kohler, Grohe class)
• Teak or Burma teak main door and hardwood panelled internal doors
• Additional electrical points — AC, geyser, inverter, outdoor and facade lighting
• Extra kitchens / bathrooms beyond the per-500–1,500 sq.ft package allowance
• Terrace and external-plaster waterproofing on the lower packages
• RCC sump instead of block masonry; larger sump / tank capacity
• Designed elevation with cladding, grooves, louvers or ACP

• BBMP / BDA / BMRDA / Panchayat plan approval and betterment charges
• Compound wall, gate and security cabin
• Retaining walls; extra excavation for rock, water or filled-up soil
• Material upgrades above the package value caps
• Premium elevation — cladding, grooves, projections, ACP, louvers, structural glazing
• Borewell, BESCOM and BWSSB connection works, transformer / panel board
• Lift, solar, inverter and rainwater harvesting
• 3D elevation execution material and labour (charged extra where opted)
• Interiors — modular kitchen, wardrobes, false ceiling, furniture, lighting
• GST on items explicitly marked as government taxes extra in the quotation
