Quick answer
There are three common ways to get a house built in Bangalore. In a labour contract, you buy all the materials and the contractor supplies only the workers. In a material-and-labour contract, the contractor supplies both at a per sq.ft or item rate, but you still arrange the design, approvals and most decisions yourself. In a turnkey contract, one company takes responsibility for design, structural engineering, construction and handover at a fixed, specified rate. A labour contract can cost less on paper, but it needs a lot of your time and you carry the risk of wastage, price rises and quality problems. A turnkey contract costs more on paper but gives you a fixed price, one point of responsibility and a written specification.
The three contract types compared
| Labour contract | Material + labour contract | Turnkey contract | |
|---|---|---|---|
| Who buys materials | You | Contractor | Company, to a brand-level specification |
| Design and structural drawings | You hire an architect and a structural engineer separately | Usually separate | Usually included |
| Price certainty | Low: you bear material price rises and wastage | Medium: depends on how tightly the specification is written | High: fixed per sq.ft rate for a defined specification |
| Your time on site | Very high: ordering, checking deliveries, paying workers | Medium | Low: stage reviews and decisions |
| Quality control | Depends on you or a site engineer you hire | Depends on the contractor | Company's documented checks |
| Who is responsible if something goes wrong | Split between you, the labour contractor and each supplier | Contractor for workmanship; design issues fall between parties | One company for design, structure and workmanship |
| Best suited to | Owners with construction experience who can be on site daily | Small or repeat builds with a contractor you already trust | Most first-time home builders and owners who live away from the site |
Labour contract: when it works and where it goes wrong
A labour contract is priced per sq.ft for labour only. It looks cheapest because the material cost is not in the quote, but you take on every purchasing decision. The costs that usually surprise owners are:
- Wastage and over-ordering of cement, steel, sand and blocks, because the labour contractor has no reason to economise on material you pay for.
- Price changes in steel and cement during a build that runs for many months.
- Your own time for ordering, receiving and checking every delivery, and the cost of delays when material is late.
- Separate fees for the architect, the structural engineer, plan approval and supervision.
It can work well if you, or someone you trust, has construction experience and can be on site every day.
Material-and-labour contract
Here the contractor supplies material and labour at a per sq.ft or item rate. The risk sits in the specification: if the contract says only "ISI brand" or "standard quality", the contractor decides what you actually get. If you choose this route, write the brand, grade and value cap of every item into the agreement, and arrange the design and structural drawings separately.
Turnkey contract
A turnkey builder takes the project from design to handover for a fixed rate. Before you sign, check that the contract has:
- A fixed per sq.ft rate that states whether GST is included, and how the built-up area is measured
- A brand-level specification sheet with value caps for flooring, sanitaryware, fittings, doors, windows and paint
- Architectural and structural design in the scope, by a named engineer
- A clear list of inclusions and exclusions
- A stage-wise payment schedule tied to completed work. See our guide to the house construction payment schedule.
- The timeline, the quality-check process and the structural warranty
Our guide on how to compare house construction quotations shows how to put two turnkey quotes on the same basis.
Which should you choose?
- Choose a labour contract only if you can supervise daily and manage purchasing yourself.
- Choose a material-and-labour contract if you already know a reliable contractor and will write a detailed specification.
- Choose a turnkey contract if you want one fixed price, one responsible company and limited time on site. This covers most first-time builders and owners working full time or living outside Bangalore.
