Quick answer
To compare house construction quotations in Bangalore, first put them on the same basis: the same built-up area, the per sq.ft rate including GST, and the same list of exclusions. Then compare the specification behind the rate (steel and cement brands, floor-to-floor height, waterproofing scope, and the value caps for flooring, sanitaryware and fittings), the payment schedule and the warranty. The cheapest per sq.ft rate is often not the cheapest house once these are lined up.
What a proper construction quotation should contain
- Built-up area and how it is measured: which areas are counted (balconies, parking, staircase head room, sit-outs) and at what rate.
- Per sq.ft rate and whether GST is included.
- A brand-level specification sheet: steel and cement brands and grades, block type, floor-to-floor height, foundation depth allowance, waterproofing areas, and a value cap (₹ per sq.ft or ₹ per item) for flooring, wall tiles, sanitaryware, CP fittings, doors, windows, switches and paint.
- Inclusions and exclusions: approvals, compound wall, borewell, sump, overhead tank, BESCOM/BWSSB works, elevation, lift, interiors.
- Stage-wise payment schedule tied to completed work, not dates.
- Timeline and what happens if it slips.
- Structural warranty and what it covers.
- How upgrades and changes are priced during construction.
Step 1: Put every quote on the same basis
| Check | Why it matters |
|---|---|
| GST included or extra? | A rate quoted "plus GST" is not comparable with a GST-inclusive rate. Convert both to the all-in figure before comparing. |
| Same built-up area | Builders measure differently. Ask each one for the area of the same drawing and how parking, balconies and the staircase head room are charged. |
| Same exclusions | If one quote includes the sump, overhead tank or terrace waterproofing and another does not, add the missing items to the cheaper quote. |
| Same floors | The foundation is designed for the final number of floors. If you may add a floor later, make sure every quote is designed for it. |
Step 2: Compare the specification, not just the rate
Two quotes at similar rates can describe very different houses. Line these items up side by side:
- Structure: steel brand and grade (for example Fe550D), cement brand and grade (43/53), block type and thickness.
- Floor-to-floor height: 9 ft, 10 ft and 10.6 ft make a visible difference to rooms, windows and ventilation.
- Foundation depth allowance: extra depth for rock, water or filled-up soil is usually charged separately.
- Waterproofing scope: sump and bathrooms only, or terrace and external plaster as well.
- Value caps: flooring ₹/sq.ft, wall tiles, sanitaryware and CP fittings per bathroom or per 1,000 sq.ft, main door and internal door material, window type (aluminium or UPVC), paint range, switch brand.
- Number of points: electrical and plumbing points included per room.

Step 3: Add what each quote leaves out
Most Bangalore quotations exclude some or all of these. Price them for every quote so the totals are comparable:
- BBMP / BDA / BMRDA / panchayat plan approval and betterment charges
- Compound wall, gate and security cabin
- Retaining walls and extra excavation for rock, water or filled-up soil
- Premium elevation: cladding, grooves, projections, ACP, louvers, structural glazing
- Borewell, BESCOM and BWSSB connection works
- Lift, solar, inverter and rainwater harvesting
- Interiors: modular kitchen, wardrobes, false ceiling, furniture, lighting
Step 4: Check the payment schedule and agreement
- Payments should follow completed stages (foundation, each slab, masonry, plastering, flooring, finishing), with a large share held until the later stages.
- Avoid paying a large advance before work starts.
- The agreement should attach the specification sheet, the drawing, the built-up area, the rate, the payment schedule, the timeline and the warranty.
- Ask how price changes are handled if you change the design or upgrade materials during construction.
Red flags in a construction quotation
- "Starting from" rates that exclude GST, secondary areas or basic items such as the sump
- Specifications written as "ISI brand" or "standard quality" without a brand or value cap
- No list of exclusions
- Payment schedule based on dates rather than completed work
- No structural design or structural engineer named in the scope
- Pressure to sign before you have seen the full specification sheet
