How to convert any site to square feet
Multiply the width by the depth in feet. A 30×40 site is 30 × 40 = 1,200 sq.ft, and a 25×40 site is 25 × 40 = 1,000 sq.ft. For an irregular plot, use the area on the sale deed, khata or survey sketch, not the rounded dimensions people use in conversation.
How much house can you build on a full site?
You cannot build on the entire 1,200 sq.ft, because setbacks must be left open at the front, rear and sides. As a planning figure, a full site gives about 960 sq.ft of built-up area per floor, so:
- Ground floor only: about 850–1,000 sq.ft, enough for a 2BHK
- G+1 or duplex: about 1,800–2,200 sq.ft, typically a 3BHK or 4BHK family home
- G+2: about 2,700–3,300 sq.ft, often the owner's floor plus rental units

How much house can you build on a half site?
